How much money are we talking for a nice condo with a great lake view? I have seen some pics with these condos having walls of windows and the most beautiful views? Can someone please tell me what the price range is for these nice condos? I would be interested in a 1-2 bedroom.

Are you speaking of downtown or anywhere? On the north or south theyd be cheaper than in downtown. lower floors cheaper than higher floors. old buildings cheaper than new buildings. 1 br cheaper than 3 br.
Cheapest Id say $200,000 if you hunt good. average probably around $500,000.
.expensive probably $1 mil.
You cant see the lake at night.
I never understood why lake views cost more than city views. the lake is water, like anywhere else, but the city is chicago. unique to chicago.

Actually, you can still get it for well under $200,000 if you're willing to go far north... like, say, the highrises on Sheridan Road in Edgewater (5200-6400N). You might even still find a few on Marine Drive (Buena Park/Uptown) for under $200K.

I agree with you there. I myself much prefer a combination lake/park/city view to merely looking at a vast expanse of empty water and nothing but.

yes andrew you are right, I was referring to loop and near loop. but you are right, in the south a lake view is even less than wat you said.
and about the lake views, at night, the lake is like it is not even there. theres no light on it, the moon doesnt do anything to light it up, it is blank, all black, nothing, disapointing actually, you cant see anything at all.
someone explain to me why lake views are desired and actually surprisingly many times more expensive than city views??

Because the lake is so beautiful during the day... so blue! Besides you can't really have a city view if you're in the heart of the city- you mostly just end up staring at your fat ugly neighbor

From a real estate perspective the units that, either through poor siting, or more likely, after-the-fact developments, have views primarily oriented into other building are less desirable. In fact such units can be hugely discounted in otherwise desireable buildings. A drop of 50% or more is not uncommon for units that don't have view into anything than adjacent units. Typically these are marketed to other unit owners who are on the same floor and could expand their existing unit -- perhaps locating bathrooms/closets/kitchens toward the section that has no view...

Unobstructed lake views often remain unobstructed if you are as far east as you can be (i.e. Lakeshore Drive). City views can often be blocked by a building going up next door.

I agree that the city views can be more stunning, however. Personally, I would love a city view on the Chicago River. The River ofers at least some guarantee that your view will remain unobstructed, but you are still surrounded by the stunning Chicago city scape.

The view from Hotel 71 of the river area is quiet nice. I bet the Trump tower units have great views of the river too. I doubt 90% on this board can afford those though.

True dat. I've got a view of a small couryard with a tree from my second story window, even though I'm half a block from the lake. I'm happy with that for now.
