Not a place I would particularly choose to live in in Logan Square.

Ditto. Too far from good public transportation and the highways, the night life, restaurants, etc.

However, I think this is close to the Healy Metra stop, if I needed to take that Metra line that would totally change things.

What's the catch? It might not be the best neighborhood, but it sure is cheap.

The catch is it's a Garden Unit...nobody wants a Garden unit....They are underground, sometimes barely any natural light, easy to break into, etc...you will have a really tough time re-selling if you ever needed to.

Not even the periphery -- in the thick of it. Which doesn't mean as much in Logan Square as it did even a few years ago, but it's still not a place I'd ordinarily consider going home to every day after work. But 40 grand is extremely tempting even for western Logan Square.

I have friends who live in close proximity, and it's really not dangerous in daylight & early evening hours, but late at night is a different story. I was at a band rehearsal about a block from here a few years ago when a SWAT team came tearing through the backyard on route to the drug dealing nest next door. Guns drawn, black helmets, the whole deal.

Calling this Logan Square is like calling the block of Diversey just east of Damen Lincoln Park. It's technically true according to some maps, but it bears no relation to what people expect.
