basements are brutal and this one looks especially dark, if the building association is a mess (chances are it is) maintenance is probably being put off and there are a host of other issues..bugs, water, mold, etc.

that's life in Chicago real estate, i live in Uptown but just south of Foster has little in common with Wilson/Sheridan and if I ever try to sell, i'll be saddled with that rep.

Hermosa. Some old maps have Logan Square ending at Central Park, but the Logan Square community area definitely goes to Pulaski (follows the tracks, I believe).

I've seen some very nice garden units that I wouldn't mind living in, and while it's hard to get a firm opinion on this one from those tiny pictures, this one looks pretty decent too. 5 blocks further east and this place would be an absolute steal even as a garden unit.

That place is too far West. Even at less than $40,000 I doubt you'd ever make any money on that place, and would have a hard struggle to sell it if you decide to move. The area is generally safe enough to live in, but things are very much block by block in that area, and change frequently.

I have friends who bought a house a bit south of there 5 or 6 years ago and they ended up hating the area. They felt like they were detached from the rest of the city, and while they never felt directly threatened, the area was sketchy enough that they didn't feel comfortable walking around the neighborhood or taking public transit (which is pretty poor in that area).

They ended up selling their house for a large loss and are now renting around Lincoln Square.

I can kinda see that, but since Hermosa is also a well defined Community Area (as you said, the border is at the tracks) I think it is definitely Logan Square.

Logan Square is really weird in that it isn't so much a neighborhood as it is the parts of a Community Area that haven't become known as a neighborhood. Other than Bucktown and Palmer Square there really aren't any neighborhood names that are in common usage in Logan Square anymore. I'm not a big fan of adding more neighborhood names, but the areas of Logan Square off the Blvd. could use some names to better define the area. oh- and West Bucktown cannot be one of those names.

When I was growing up we all just called any part of the community area Logan Square (although I rarely ventured must past maybe Kedzie).

Bucktown already seems like a "new kid on the block," so A-MEN on nipping this "West Bucktown" nonsense in the bud.

I don't really love the block, but the price sure is right. A lot of people pay $40,000 *every couple of years* in rent. This place wouldn't rent that high, but to buy yourself a servicable place to live for the cost of a very nice car is very tempting.
