We heard about the wealthiest North, Northwest, and Western suburbs, but the South suburbs never get any credit. So, in your opinion, what South/Southwest suburban town is the wealthiest?

Default hinsdale and burr ridge

Hinsdale and Burr Ridge have a lot of money. They are more south than they are west.

Would also guess Burr Ridge/Hinsdale....though many prob view them as W, rather than S suburbs

Anything further South is simply too distant/inconvenient to economically relevant parts of Chic region

BurrRidge/Hinsdale are already rather problematic, slow drives into Loop (esp vs Winnetka)....or to office parks in Naperville corridor

I consider Hinsdale/Burr Ridge more West than South. I would say the richest South burb is probably Orland Park.

Orland Park 'real' south suburbs, I think Flossmore is up there too.

If you are speaking in terms of richest government financially, then hands down Orland Park has the most money. Orland Park is so rich due to it's retail pressence in town, that the village just gives the residents their village paid property taxes back every year as they really don't even need the money.

Now if you are speaking in terms of residents being rich, then I would say hands down its Palos Park or Frankfort. Palos Park's taxes alone are on the rather high side, and Frankfort due to its Will County tax structure is also aweful, sometimes costing residents over $15,000 a year for an average style house just on property taxes alone!

The average houses in Palos Park (3-4 bed, 2-3 bath, 2 car garage, on 1/4 acre) usually starts somewhere about $400K and works their way up quickly from there. The town is largely set up with a very rural feel and in many areas is heavily wooded with; horse riding trails, hiking trails, tons of wildlife (deer, coyottes, raccon, skunks, cranes, hawks, etc.) causing Palos Park to have a heavy draw for home buyers with plenty of money that need/want to live within a 40 minute drive to the Loop, that nice rural feel.

Frankfort being the other now rich haven for south siders is known to be "The next Hinsdale" The town has extremely strict building standards causing homes to have to be built a certain way, usually being no less than 3000 square feet, have to be so many feet apart from eachother, every neighborhood that is being built has to have only so many people per acre, causing homes to cost significantly more than in neighboring Mokena or Tinley Park. Frankfort is also being set up to also have that rural feel, however due to the town being predominantly farm land as early as a few years ago, there is a major lack of heavily wooded areas causing the town to be more wide open looking than in earlier mentioned Palos Park.

Other towns that have large numbers of "well to doers" would be Orland Park, Palos Heights, Palos Hills, Lemont, Homer Glen, and even parts of Tinley Park. All towns are within an hour drive to the Loop, all have Metra transit to the Loop as well, and all are centering themselves around the shopping mecca "Orland Park"

Hinsdale isnt a south suburb.

My vote, from what Ive personally seen, is Orland Park. They seem to have some really good money down there. Dont know much about Flossmoor....

It is Flosmoor with a whopping $104,000 per household!

Orland Park averages $74,000 per household.

Frankfort averages $97,000 per household.

Palos Park averages $86,600 per household. New Lenox averages $79,000 and Mokena averages $87,000 per household.

Frankfort's #'s are skewed for two reasons:

1) Butternut

2) Prestwick (Bernie Mac's family lives there as well as the drummer for Styx)

and you have to figure in the poor housing market not to mention the 100's of people who aren't selling. there are houses right next to Prestwick Country Club that are worth $2-3 million a piece that have indoor pools. I know because I was a bus boy at this club and saw these men in the pharmaceutical and insurance businesses pull up in their Lambos on a daily basis. They don't work during the day. They golf and then go into the country club to smoke cigars, drink scotch, and watch the stock quotes...ah, the good life.

Good research, Olympia Fields is now in the lead.

1) Olympia Fields
2) Flossmoor
3) Frankfort
4) Mokena
5) Palos Park

Olympia Fields has roughly 3-4 thousand people which is interesting depending on how you look at it. Flossmoor has 9,000 people. Frankfort has about 20,000 people, same for Mokena. Palos Park has 4,800 people. So Frankfort is probably the largest town followed by Mokena (especially due to the population explosion in Will County).

in comparison, hinsdale has roughly 18,000 people (about the same as frankfort and mokena).
