Take a look at the HF school district numbers for both Homewood and Flossmoor - the schools in Flossmoor are not close to 56% white 37% black - but it does not matter, does it? Parker Jr High which is the only public Jr. High in Flossmoor is 61% black and 29% white. HF High School is 52% black and 38% white as of last year.

Flossmoor is beautiful and I love the town - I just know the demo information we are going off of is not reflective of the current racial makeup of the town and that has shifted significantly over the past couple years. I do not think the HHI income data has changed much, if any.

Regardless it is a great town.

Seems like a lot of those percentages are scewed because if you look into buying a home, you can find some really dirt cheap house in HF and Olympia fields. In orland park, its hard to find something under 200k that is even remotely decent.
Orland park grew remarkably fast compared to many other local areas.
Someone said orland park people get their property taxes back at the end of the year? Not true, I live in Orland and pay 6k a year in property taxes, I never see anything back.
Schools in orland are also fantastic; Sandburg and Andrew (Tinley park, but some orland residents feed into that school) are very very good acedemic and athletic schools.

Richest South suburban neighborhood? Go to higley1000.com- it lists the top 1000 richest (by annual household income) neighborhoods in the country. Only 2 south suburban neighborhoods make the list- Flossmoor Country Club (238Kyearly household income) and Prestwick country club in Frankfort (yearly household income 187K). No other south/southwest suburbs are even mentioned. Flossmoor country club is on his list at #4 for the top black neighborhoods in the country.

Also- if you are going to use school demographics to determine the racial makeup of the entire community- you probably would have to include all of the private schools. For example- Marian Catholic is over 70% white. Also- the entire Homewood grade school district is still 47% white. Western Ave. Elementary in Flossmoor is still 59.9% white.
Why does it matter? An mass exodus of whites in a short amount of time indicates instability- which I don't think is the case in HF.

I got all of my village paid property taxes back. I got a check in the mail for about $350 in March. The key is you get all of your VILLAGE paid taxes back. Not school districts or any of that.

Correct- NY rules says one thing- you say another.... Difference being that NY rules is right, you are wrong. Also- Downers Grove is a western suburb, not a southwestern suburb ( you posted that in another thread).

Go look at those same demos 10 years ago and tell me if that is not a mass exodus on the same scale as all of the other south suburbs that have experiened "white flight". Some very good friends grew up there, have family there and there has been a major, major shift in demos over the past 10 years.

Flossmoor Schools 1998
Heather Hills Elementary - 32% black
Western Elementary - 10% black
Flossmoor Hills Elementary - 65% black
HF High School - 28% black

Heather Hills Elementary - 82% black
Western Elementary - 33% black
Flossmoor Hills Elemntary - 91% black
HF High School - 56% black

Oh, and what % white was Marion in 1998? 90%+

That being said - exodus or no exodus - the demos will not be sifting much in the near future from where they now that the housing market has come back to reality and subprime and bogus mortgages are pretty much gone.

I frankly do not care about the racial shift, but to say it hasn't happened is just wrong - it is a great community and now that the housing market is being fixed, it will remain a great community for years to come.

I would live there in a second and strongly considered it so I am not saying anything negative about HF.

Agreed- I just question using school demo's as census data. By that logic- Beverly is 98% black (Morgan Park High).
