Can you suggest me a home inspector who is honestly perform every bit of inspection on a home based on your experience? I am buying a house this week.

What area are you buying in? I know a few inspectors that i've used that are pretty good.

Buying a house in Itasca near Schaumburg. The house has wet basement etc so I want to be very careful about hiring an inspector. Someone in top 10%, not really worried about fees if they charge more than average but the one who does a through inspection.

Is this same place you posted about the owners' disclosure form having mentioned that the sump pump failed/had no back up?

Really just about ANY competent inspector should be able to verify that the condition is either consistent with that sort of one-time event or whether there is a history/pattern on water entering the basement.

You should not be charged more simply because a place has had water before -- every professional home inspection prior to a sale should take similar amounts of time and cost similar amounts of money. Expect something of at least 2-3 hours and and a fee about $250 -- 300. If you higher an inspector from far outside the area there may be some travel surcharges.
