I think Gurnee will be your best choice. It's near the 94 and you can get a lot for your money and schools are good. I wouldn't go west of Wauconda if you want a decent commute. Traffic can be very Bad especially around northbrook.

There are quite a few people coming on here asking about homes that are at your price point and below. Its very very hard to find anything suitable in a safe neighborhood with a decent school district prices accordingly. Most that are are in not too nice areas, or are major fixer uppers, or have some sort of undesirable attributes. Townhouses and condos maybe but real home prices start at about 300 k and go up from there. Sure you can find some for less but normally they need a lot of work or are in an undesirable place.

I will look in Lake Zurich and Palatine. Palatine sounds familiar, but I don't recall what the topic about it was.

Gurnee would be awesome, I go there quite a bit (especially now that they have a Portillo's!!). It's at the top of my list with Grayslake!

Yaya,

Perhaps take a look at Antioch as well. You can get into a newer 3/2 all day long for around $200,000-$250,000 in the Tiffany Farms subdivision which is walking distance to elementary and middle school. It's a bit cookie cutterish but it's also only a few minute drive to groceries and Metra. The downtown area is cute and the community is very active.

Northbrook is about a 35 minute drive via the tollway. I commute to Ohare and that's 50 minutes outside of rush hour.

This house has Lake/beach rights and is a 4/3 in Felters Subdivision.


800 Tiffany Farms Rd Antioch, IL is a 3/2 asking $165,000 but is a bit of a fixer upper in the Tiffany Farms subdivision.

Those two addresses in Zillow/Redfin/etc should give a look at two neighborhoods walking distance to the first two schools your kids would go to. Tiffany Farms is definitely more of a suburbia subdivision with lots of families while Felters is a bit more "low brow" off the lake.

I live on the Chain in Antioch so if you have any more specific questions, just ask.

Thank you Campfires! This would be great too, because we still shave half an hour off his commute, but still close enough to keep in touch with friends and visit WI easily.

No worries. But quite honestly, take a two day trip and drive all the towns people have mentioned and drive the neighborhoods that intrigue you in each town. I'm biased because I live in Antioch. It reminds me of the small town I grew up in up north in Wisconsin. I also like waterfront living so my choices were much more limited than yours.
