Hey everyone,

I have read some not-so-great reviews on Prairie Crossing, with the main complaint being that the residents could sometimes smell trash from a nearby landfill. The community looks so great, but the houses seem very low-priced in comparison to their size and charm. Now, I also read that at one point, the city was planning to do something to fix the landfill problem.

Does anyone know if this is still an issue, or if the city has remedied this at all? Or, are there plans to remedy it?

Seems association fee, high property taxes and schools are issues with some buyers. I also recall that pretty strict association rules regarding your property were also an issue with some. I think it's a nice development (and I typically hate newer sub-divisions)but the extra costs make other nearby neighborhoods and towns a more appealing option.

Effie - I agree with cubssoxfan, the garbage dump next to the sub-division isn't the largest negative to living their anymore. From what I understand is they are no longer using a certain side of the dump (or something like that). The biggest issue is the school district is just average, but the taxes are VERY HIGH, even for Grayslake! Also, there is an additional HOA fee that is >$1K a year. The last thing to be aware of is that Waste Management owns many of the houses so there might be a few empty houses that aren't listed to give the values artificially high.

However, on the positive side the houses and the development are very unique and offers a great alternative from the new cookie cutter sub-divisions. The houses are all built with extra energy efficiencies and offer good quality craftsmanship. The community has a few organic farms and a great trail system that will shortly connect to the DRT and Independence Grove (without leaving needing to ride on the road). If these houses where located in the Libertyville School District I imagine they would sell for more than twice what they are selling for now.

I would weigh the pros and cons if you are considering purchasing...but taxes and schools aside, I imagine it's a cool place to live!
