Hi,
We are looking to move to the area soon and recently visited and looked at some different areas in the South Charlotte, Union, SC area. A couple of them we liked were Ardrey, Baxter Village, Bridgehampton, and Marvin Creek. Does anyone have any opinions, good or bad, regarding these areas. Our criteria for an ideal environment are as follows:
-family friendly and community focused
-good schools
-access to ammenities
-price range $400-$600K
-relaxed atmosphere
-green space(I do know that Ardrey and Baxter have SMALL lots, but lots of parks)
Of the neighborhoods you posted, I like Bridgehampton and Marvin Creek the best. Not much in Marvin Creek under $600K, same true for the NC side of Bridgehampton. Best of luck to you
That's a tall order comparing all of these... I'll give it a shot. Bridgehampton vs Baxter and Ardrey could NOT be more different. Bridghampton is classic, all brick Wieland, great amenties strong S Charlotte Schools, including the brand new Ardrey Kell and 1 year old Community House Middle. New Elon elementary opens in 08
Around the corner is Ardrey- an award winning development by a quality builder. This builder is the only one who fared well in my blog post:
the Problem with Builders- pm me for the URL. Small lots, almost no brick, designed to be a walking community, terrific parks and PALM trees, and NO exterior/yard maintenance. Cool. Same schools as Bridgehampton, terrific appreciation, average the last 3 years over 10%/year, did a study for a client about a month ago... great numbers.
Moving down to MarvinCreek, quality Union county schools here, but I think this is the least impressive of the three. Has great schools, not great land--the land is flat and even thought the homes are expensive and impressive on the inside, they look cookie cutter to me and dwarf the new trees.
Last but not least Baxter Village... self-contained living, know your neighbors, Birkdale Village light, all with good Ft Mill schools rt off the interstate for easy commuting...Moderator cut: REALTOR SOLICITATION.
All of these are in the middle of nowhere/bad traffic/ deals, overpriced, of course, but every one is right: to compare them is too much. Please come a little closer to Charlotte.
we have good stuff here
Hmm, interesting responses so far! If you look at my requirements are there any other suggestions for communitites? Another factor would be that my husband will be most likely working uptown.
Most people I know who commute into uptown live either in SW Charlotte (where I live) or around the Huntersville/Lake Norman area. Any commute into uptown will be 20 min + on a GOOD day, depending on from where you're driving. No one in my family works in uptown, so I avoid going there. We both work in South Charlotte, so it's convenient, and in my opinion, a nicer place to live. Again, I said in my opinion.
Ardrey by the Cunnage Group is one of my favorite subdivisions in the "Ballantyne area". The homes are very pretty, with the historicaly accurate 19th century details. The community as a whole has so much curb appeal with the nice decorative streetlights, banners, and perfectly manicured parks.
The only non-historically correct characteristic are the modern size lots. I do agree that the avarage size lots (0.18 of an acre,50 ft wide x 150 ft) is to little for a home over 3300thousand sq ft with a price tag of 430K to the 700's.) Some of the homes seam like they are about to burst. Granted there are some bigger lots where the houses are nicely set apart. Sadly those are the not majority of the lots. It seems for that kind of price they should have alittle more space. Isn't it the developers that decide the size of the lot before selling it to the builder?

Reason: I need to add something else.

The houses design is interesting but seams a little over done. The tower area does not seam usable and the window at the top looks well stupid. The maintaince cost would be huge for the trim/paint and other exterior items. All at $430K to $700K on a 0.18 ACRE LOT . I honest hvae not seen lots that small before 0.18 ACRE for a 3000 sq ft home!!!!!!!!
