Does anyone know anything about this hotel? Is the area safe? Has anyone stayed there and had a bad experience?

Yes. We've had visitors who've stayed next door at the LaQuinta many times.

We had a visitor there two weeks ago during the basketball tournament. He could not sleep for two nights, because of people partying and yelling. He complaint to the front desk, but nobody helped him. Then, we booked him at the Hyatt Place and he was very happy.

We stayed there for 2 nights. Rooms are small, there is a wierd slide in door in the bathroom, which did not lock, but it was cheap, we paid $50/night so it was OK. There is a free breakfast too, which came in handy when we were leaving on Christmas morining and everything was closed. If you're not very picky and it's cheap, it's OK place to stay. I would not pay more than $50 for this place though.
