Can anybody give me any information about this subdivision, like is it nice, safe, who lives there, is it child friendly? Would buying there be a good investment? Are there plans to supply county water there, is there any substantial development going to affect this neighborhood? Thanks.

Marvin Estates is located on Saddle Ave off of Marvin Rd (across from Firethorn). As the name Saddle Ave suggests, it is a somewhat equestrian area as the homes there have some acreage.

No water lines are in the development. Every home and vacant lot that I know of is on septic and well. There is one piece of land on the market right now that does not perc for septic. There are two more lots (3 and 5 acre lots) that are available by the original owner of Saddle Ave that are not on the market but for sale if the right buyer comes along.

There is a development adjacent to Marvin Estates that will include 8 custom homes. Also, True Homes just closed on several lots in Woodcliff which will be .75acre-1.5acre lots.

Call the Town of Marvin planning department (check their website) to find out if there are any plans. It is an older community so you will find less children there but the streets are quiet as it is a dead end "pocket" neighborhood. A lot of homeowners with horses. Check with the planning department if you are considering any renovations or buildings as they have a lot of restrictions as far as removing trees, building close to creeks, materials that can be used etc.....There is a cut through at the end of one streets that puts you onto a bike path in Marvin Creek and will take you fairly easily to the back entrance of Marvin Elementary school (check out Google Maps or the GOMAPS system on the Union County website.) The school provides free buses also. There has been a few homes for sale in this neighborhood but keep in mind that in general, the most desirable homes in this area are newer, traditional design and in family neighborhoods (gated if possible) so if you plan to remodel and resell, you will have a smaller market appeal. Most people in this area are transplants from areas with older housing stock, so they really flock to the newer homes. If you want something less conformist, there are not a lot of choices in this area that are not located on what are now busy roads (and 20 years ago were country roads) as most of the housing stock is the newer developments with strong HOA's- so this could be a good choice. You need to do your homework on any property being offered to be sure you can do make the changes you want.

I love that neighborhood. The above poster is right in saying you would have a smaller appeal to the general population, but those homes should hold their value being an equestrian neighborhood. I prefer to live in an area like that than a cookie cutter gated subdivision. I would not hesitate to move there, but I also own horses and most homes wouldnt work for my family.

Elysian Fields is located directed behind Saddle Ave in Marvin Estates. It's off Joe Kerr. Builder has cleared land and has signs up but nothing more than that right now. Prices are pretty high in my opinion but if you want Marvin there is not much to choose from.

Woodcliff was just purchased by True Homes. They are going to have 8 lots I believe. It's only one cul-de-sac street located next to Firethorne. Beautiful street though and they have water/sewer. Should be a really nice and fast selling product.

Default Marvin unique properties

Woodcliff is not part of Marvin Estates nor is Elysian Fields and neither of them are really a neighborhood. They are really just small developments off of busy narrow roads that have no sidewalks. Not great for small children as they won't be able to go far. You won't take a stroller and a kid on a bike and go for a walk as you will be at the end of the street in a couple minutes and there is no connection linking those neighborhoods. Woodcliff backs up on one side to the Firethorne Country Club but I don't know what your access will be to the greens. Right now there is one custom home built there. Marvin Estates connects thru an unofficial cut through to Marvin Creek and one could take small kids on the roads in Marvin Estates (few homes so little traffic), to the bike path at Marvin Creek to the sidewalks of Marvin Creek quite easily. Unfortunately all of the developments in the area was poorly planned (no master plan - more of a land grab in the boom time)- developers bought plots of land of various sizes, connected the developments to what was a single lane country road with no shoulder or sidewalks and built a "neighborhood." Once you are in these neighborhoods, there is no way to get to the next one without going on one of these country roads that are now quite busy with people driving very fast. So, pick your neighborhood well as your kids are "trapped" there until they can drive. People flock to Western Union County for the schools and larger lots, but unless you go into older towns like Waxhaw, all the "neighborhoods" are really developments. Since this was farm land 20 years ago with country roads, the older homes are mostly on what is now very busy roads. Other neighborhoods similar to Marvin Estates - Valhalla Farms (they have a swim and tennis club you can join there) and Providence Estates. All well and septic there but I would check with the Town of Marvin as there has been new lines laid down close to both of these developments. Other developments such as Providence Downs, Providence Downs South and Woodhall allowed custom builders so you will find variety but a higher price point. Woodhall is the only one of those with lots larger than 1 acre and that allows horses. Also note that some of these areas are called "Waxhaw" but are really in unincorporated Union County - they just get mail delivered by the Waxhaw post office. Surprisingly you have to work hard to get something unique in this area especially if you want kid friendly.

I have noticed the same sad facts. Where does one go, then, to have all these kid-friendly features, like walkable/bikable streets or running paths, playgrounds, and roads with sidewalks and pedestrian crossings? It seems scary to be "trapped" as you aptly put it. From what you're saying it seems like maybe Marvin Estates would not be as much of a "trap" as other subdivisions--did I get that right? Or did you mean it was all just the same in Union Cty. and if you want neighborhood go somewhere else? (And where?--Ballantyne???) Thanks!
