May I get some input on nice communities. I've been to Therrell Farms in 07 and Marvin Creek (looks to cookie cutter). We lucked out we didn't go down then because it dropped more there than here. How is Providence Downs and some others. We are in the $500,000 have 3 kids: 6, 10 & 11.
We are looking for a community with sidewalks. In CT they don't believe in that and I hate it here. My wife and I both hold masters, yet we are relaxed. Please no Yankee jokes, I hate this attitude of being in the most unhappiest state or # 2 and the third highest taxed were these idiots think New England is great.
We know the schools are very good that is why we are looking in the area.
I'm a big fan of Providence Downs, but ironically the custom developments are the ones without sidewalks... The tract builders tend to put them in. Even without sidewalks PD would be high on my list for $500k.
For Marvin Ridge schools at your price point I would look at the subdivisions you mention here (Therrell, PD, Marvin Creek) plus Walden Pond, Weddington Chase, Providence Ridge / Willow Creek... maybe Wyndham Hall / Bridle Path, Woodhall, or PD South for possible distressed properties.
Here are my 2 cents.
We went through the same exercise of looking at best location for our family. With 2 kids (11 & 10) we looked for best schools while living in the best neighborhood (for no more than $550k). Our intensive (mainly on-line) research ended up with us buying in Weddington Chase.
It was a hard decision to make, Charlotte has some wonderful communities, we love them all.

Ah, I didn't know that... In this area it still seems the tract neighborhoods have them vs. the custom ones that don't. Which I guess means the customs came earlier maybe?

Before then it was most likely either up to the developer or the village if they built in an incorporated area. I know of at least one "tract" neigborhood that was started without them but had to add them before the developer was done building the community.
At that price range you will be able to have your pick of available homes in Waxhaw/ Weddington. with or w/o a sidewalk you may find taht some of the neighborhoods have such a large street it won't matter because cars are in the driveway and not on the street and it is not as congested as communities in the NE.
