HI! I have been reading the forum for the last month or so and have found some great information. My husband is being transferred to Fort Mill, asap. His office will be just north of downtown FM. We'll have about one week to look at houses, if we're lucky. Renting is not an option for me, as we have four kids, 8,6,5,2. Our budget is around 400K.
I have narrowed my search to FM and the Union County area (Waxhaw, Weddington....). Can anyone help me make the most of my trip down in June.
On paper I like: Baxter, Springfield, Hollister, BridgeMill, Chimneys of Marvin, Lake Forest, and a few others.
How will the commute be from FM to the Waxhaw area during rush hour? Most of the communities are around 20 miles from his office and that concerns my husband.
Where would you move and what do you think is the best area for someone coming from MI. I can't wait to come down!!!
Thanks!

Just curious as why renting is not an option?
Which makes more sense: Purchasing a 400K home that you have zero clue of if you'll like it, or rent in an area to get a full understanding so for the long term you'll go in knowing you did your homework.

Have to agree with CouponJack.
There are worse things than renting a house for 6. Leisurely searching for the home you truly love, in the area you want to be in, and then moving again is not a major crisis but a PITA. If you find that the area is not what you expected, the house does not meet your needs, or commute worse than expected, then that is a major crisis.
It would help tremendously if you tried to make a decision on SC (Fort Mill) vs. NC (Union County) before your trip. They are close geographically, but you'll struggle trying to see everything as they will use different amenity areas (shopping, eating, etc). I'm not saying it's not possible to pull it off to see both areas in a week, but you'll be stressed out. Along those lines, you'll want to consider the difference between living in the 2 states (SC v. NC) - something you can research without being here... I'm talking from a residency perspective like taxes, consideration of colleges, etc.
The commute between Ft Mill and Waxhaw/Marvin/Weddington would be very reasonable. However, nothing will beat time wise living in Ft Mill while working in Ft Mill. But maybe you're the type of family who likes to branch out a bit and living in Union County while working in Ft Mill will open up opportunities to meet more people/families.
Regarding renting first, it would be very difficult in the Waxhaw/Marvin/Weddington area - I have 2 friends looking to rent a house on a relocation and the inventory is simply not there. It's all SFH and anything that goes up for rental at a reasonable price is gone almost immediately. So deciding to rent first will severely limit your options. There are actual rental properties (apt homes) if you look up into Meck county/Ballantyne area and you may want to look into renting there first if you get stuck.
The communities you mention run the gambit on price points - to say the least. You don't mention if you're interested in resale vs. new construction, but many on your list have very few resales available and lots open to build on. Hollister (Shea - Weddington/Cuthbertson schools) would be the furthest from you, Lake Forest Preserve (Orleans - all Weddington Schools) next furthest. Chimneys (Pulte - all Marvin Ridge schools) is probably the closest of the Union County list. BridgeMill (forget who that builder is - all Cuthbertson schools) is not nearly the same price point of anything else in your list. I don't think you can find anything available <400k in Weddington. Frankly, there are a bunch more communities you could look at... hopefully you have a good local RE agent.

Where in MI? It makes a difference if you're coming from Brighton, South Haven, or Grand Rapids, not to mention the UP.
Are you looking for large lots, small lots, or acreage, or don't you care?
Your kids are so young, so I wouldn't worry about colleges at this point. Who knows where you'll be in 10 years. So, I would live in Fort Mill. Less gas which will be cheaper in FM, and cheaper taxes. The schools here are the best in the state.
I agree that renting first makes the most sense. You can rent a house that will fit all your children.
