Does anyone know the areas around Charlotte that it would be more common
to have basements, any city around Charlotte that would have basements
vs other areas that don't.

I have always had a basement and it is a big concern for me. basically
for safety when a storm comes in.

I don't think there is any area that is more likely to have basements than another.

There are lots of reasons why there aren't more basements around here as explained here: https://www.city-data.com/forum/charl...basements.html

You typically will only find walk outs. I have a basement but wish I didn't. I have lots of moisture problems.

I'm in Southeast Charlotte in a home built in the early 50s and I have a basement.

It's interior access and takes up about 2/3 of the footprint of my home. We have some moisture issues too, but we installed a dehumidifier and it helps a lot. During big rains we'll get some water, but there's a drain down there so it's no biggie.

We love it...

There are other homes in my neighborhood with basements too, but not all have them.

That being said, if you want a basement, just tell your Realtor®... it's their job to find what you want!

Neighborhoods that are hilly have more basements, as do areas of neighborhoods that border larger streams because the backyards slope down towards the creek. It is easy for agents to search for basement foundations on MLS so your agent should have little trouble finding some for you to look at. Good luck in your search.

Marvin Creek had advertised included basements with their homes at one time. Not sure what area you are looking in and what your price range is.

You can do an MLS search and check off basement as an option.

Default Coulwood

Older neighborhood with the large lots, brick homes, etc. are more likely to have basements.

Coulwood, in the NW area of the city just before Mountain Island lake, has a lot of homes with basements.

I have noticed a lot of properties near Lake Norman and North Charlotte have basements. Random finds in south charlotte/matthews. Really just depends. They can be found just about anywhere depending upon your budget.

What type of storm is the basement going to help you with? Most of us don't have them and haven't really had any problems that a basement would have helped.

Homes across street from me are walk out basements. I think many areas have walk out basement if the property slopes. I'm from the Midwest where basements are common, I thought it would be nice having a 3rd floor instead of basement. I now which i had gone basement, I have a 60in HD TV surround sound up there and my wife and I have never watched a show up there but my son has an awsume set up for his Xbox Live .
Guy across street has house for sale with basement, he's got a nice home theatre in basement..

I grew up in the Montclaire area of south Charlotte in the 60's. Even though our home did not have a basement. Many of the homes of my friends and neighbors did on Wensley Dr and Burnley Rd. And like one poster said, these were homes built on sloping grounds.
