How come for Mecklenburg County it says .8368, yet this site says you would need to divide your tax value by 100 and then multiply by 1.0136?
Am I missing something?

Yes it is, for instance I live in Charlotte and I have a Charlotte postal address however I do not pay city of charlotte taxes, in time I will be annexed but not until June 2011 at the earliest.

I had a different question but then I saw the taxes calculated. So you don't figure out the taxes by dividing 100 into $150,000 than multiplying that by
.8368= $1,255 for the year? Where does this number come from 1.0136 ?
I was considering moving to North Carolina from Florida and want to be sure I'm figuring out the property tax correctly?

You're pretty much in the same boat as me. Either way, it's definitely cheaper than Florida for both of us.
Can you please tell me about the schools serving Huntersville. Are they all Meck. county schools? I looked at some of them on greatschools.net that serve some neighborhoods I was looking at and they don't get good reviews. Why is that? It seems they have good diversity etc. Some parents even reviewed the schools and said the children are out of control. This was surprising since it seems that there are many nice neighborhoods in the area.
Can anyone give me more information on insurance rates for houses in the Charlotte/Mecklenburg area?
Like what's the average cost for a 3/2 home? A general range of numbers would be fine.
Also, are there are any other monthly/yearly fees that need to be considered in a house payment spreadsheet? Waste disposal, etc.
Obviously HOA's if those apply, but any others that are mandatory?
