Hello! Charleston

we are moving to Charleston in July. We are very fresh about this area. Can anyone give us some suggestions?

1. We might look for the residency in Zip code 25314 (South Charleston) for school zone. Do we need a 4X4 to drive around this area?

2. The house age is pretty old in this area (1940~1950). We are from Reno, Nevada.. a very dry area and most of houses were built after 1995. Any suggestion about the house hunting for those old house in wet condition?

3. We are Asians. Any close by market for shopping Asian food?

Hi,

South Charleston is a very nice community with some good schools. You probably won't need a 4x4 to get around because most of S.C. is urban and on level ground. Most of the houses in this area of Charleston are older, but from what I can see from the outside Very well kept. Of course there is also new homes in this part of town too. There is an Asian Market in downtown S.C., aswell as a couple of Asian restaurants.

The Asian Market is on 7th Avenue. South Charleston is far from flat, but the city keeps the streets cleaner than anywhere I have ever been. You do not need a 4X4. There were many, many houses built to the Charleston area in the 40's and 50's. They are still there. What's this about a wet condition?

Zip Code 25314 only goes as far west into South Charleston as Montrose Drive, then it changes to 25303. 25314 goes as far east in Charleston as 19th Street and South Ruffner Road, then it turns into 25304.

Thank you both to let us feel more comfortable to know this area. For kids' education, we might go for the south hill area. Well, since we are from Nevada, all the house here are relative new (after 2000) and very dry here.. so we never have any experience to live in those "Relative old" houses with basement. But again, I am so great to see someone try to help us to settle down.

Had to laugh at the flat comment too. Lived up Central for a few years. The hill on Central is bad enough, but someone needs to take that feller up Phillips where it turns off from Valley! That one block is steep!

A front wheel drive will take you anywhere but offroad. Sometimes (on Central) it was best to wait till one of the city snowplows made a pass, (about every 2 hours when the snow was deep)
The downtown section is flat, and a few homes there get water in the basements when the river is high and drains backup.

If you have school age children, you want to live in the South Hills area. Those are the best schools in the area.

LOL at the South Charleston flat - the town itself - yes - it's flat and a few older small homes close to downtown, but the valley (Kanawha) is not wide and most nicer residential areas are in the hills. My sister-in-law and mother in law live in So. Chas. and my sister lives in So. Hills. Would recommend So. Hills for a little better schools, but you pay a little more for housing - some really high end new "McMansions" up on the hilltops in So. Hills these days.

The older houses were built better than the newer houses - better quality, but, be sure to have an expert/home inspector check out the basement and foundation very carefully - foundations are known to collapse in older houses on hill sides in this area - lots of moisyure, underground springs, run-off, etc that can cause foundation problems - and this is a MAJOR, near catastrophic, repair if your basement walls start to collapse.
