Do the homes in this area have basements? I haven't seen any basements listed on real estate sites, but was just wondering if they just didn't list them down there.

Thanks,

Steve

None that I have ever seen. For fun I even searched MLS listings looking for homes with a basement and the provided listings didn't even say basement let alone specify if it was just that or a crawl space.
I don't think you will find too many basements anywhere in the south as I have heard it has to do with water tables and the clay soil does not help things any.

If anyone else has an opinion on why, feel free to weigh in!

There are basements in the area. They're more the exception than the rule though (i.e. I've only seen a handful so far for the reasons SBO has stated). They're certainly not recommended, given their impact on flood insurance rates.

Basements are wonderful and very helpful in the North. All of my northern relatives can't believe we don't have the luxury of all the extra storage and space, but alas, very few houses have basements. It is due to the fact that sea level is close to the surface and basements would have to go down too deep. A lot of houses have FROG's however...not sure if you are familiar with that, but it stands for Family Room over the Garage. Garages, attics and FROG's help with storage.

Okay, I admit I am a bit lost without my northern basement. We have attic access here on our second floor and also in our detached garage which actually equal to more sq footage than my previous basements.

Even so, I still haven't gotten the hang of using the attics instead of a basement and it wasn't fun at all when my water heater had to be serviced.. in the attic.

To be completely honest, I think it may be the one and only thing I miss about the north. But all of the other positives we gain by living in South Carolina DEFINITELY make up for it..

Like how BEAUTIFUL the weather here is today. It's absolutely gorgeous out!

This is my absolute favorite part of year. The end of Summer/beginning of Fall everything's bright but the humidity drops and the temps cool off. It's just perfect!

Basements are available up towards the Walterboro area. We are too close to sea level here in Charleston to make them useful.

There are mostly slabs on newer homes, plenty of crawl spaces to go around, but very few basements. Interestingly enough, as you get closer to the shore, the homes are being built up on 12 foot cement walls. The cars are parked there and the rest is an instant basement of sorts.

I also know of some retired folks that use that "Frog" as an elevated basement. Nothing goes up there except for storage.

Thanks for the replies. I have "reserved" an apartment and will stick it out there for at least 6 months.

Later,

Steve

That's a good plan...after apartment living, you'll feel like you have tons of storage, even w/o the basement.
