Wow, I had no idea! 47 houses under $400,00....dang! I have friends who just bought a small vacation house (in my dreams!) down there for about $525,000 last year so I figured to get a decent-sized house to live in full time it would be a lot more.

I just did a quick Multiple Listing Service check for Folly Beach and there are 32 condos and 11 houses under 400K.

Folly Beach or James Island? You can buy a lot more house on James Island.

Prefer west side of Folly ( traffic not quite as bad at peak summer period) as the Surfing area / Lighthouse is on the east side. If the summer activity / congestion does not bother you I would opt for Folly - particularly in view of your renovation experience. To purchase turn-key on Folly for $400K is rare... but can be done - typically a foreclosure. As I see your dilemma - it is - Do you want a new to newer home with nice appointments in a more traditional setting.... or do you want Beach living .... What do you want to look at as you drink your coffee in the morning? Remember JI is only 5 minutes from Folly Beach ( good traffic) ... Good Luck ...

Hi Sailinggandy (neighbor), I am from Holland Township, now Charlotte, NC. We lived in the Charleston area over 20 years ago when my husband was in the navy. We frequented Folly Beach all of the time and really loved it. We are on our way to Charleston this morning and will be stopping for a quick visit to Folly. Good luck with your move. The Charleston area is a great place to live...but so is Hunterdon County

Thank you all for your responses. Hope everyone had a great holiday. It looks like either way we can't go wrong. Think we're just going to get the best house
for us thats on the market when we sell ours up here.

One other question I probably should have asked. What are the zoning laws like
on JI and Folly pertaining to having a home based business out of the house or garage. We only have 1 ups and fed-ex delivery and pick up each day as business is strictly wholesale with no retail traffic at all.
