I am thinking of a possible move to Boulder in a couple of years for a business opportunity with a friend. What I am wondering is if there are neighborhoods in or around Boulder with homes that have 1-2 acres of land and your thoughts on those areas.

Having lived in the Denver/Boulder metro area on and off for 20 + years I feel I can offer my opinion.

Anywhere and I do mean anywhere within a 25 square mile radius of the Boulder/Broomfield with what you described would easly be in the upper six figure area if not 1 million plus depending on how close to Boulder you could get.

Any direction will result in the same amount.

If you drove out on HWY 7 east towards Brighton and just kept heading east you might be able to find something in the Lochbuie area in the 400,000 range but even there your having competition due to that area being a bedroom for DIA workers.

In my opinion this isn't going to be feasable anywhere in any price point below half a million.

Even that's low-balling it, I think. A mid-level house in the area can cost $500K. I, too have lived in the area a long time, about 30 years.

Go to Coloproperty (the public mls listing site that includes the Boulder area).

If you do an advanced search for residential detached, 1-5 acres, including Boulder, Louisville, Erie, Niwot, Broomfield, Longmont, Lafayette, Nederland in a price range of $100,000 - $500,000, there are 65 listings.

There are entry level homes that start around 350k with a little acreage around Erie and Brownsville. For a little more (mid 400's) there are OK rural homes outside Niwot and in the plains west of Longmont near Lake Valley and IBM plant. Yes, lots of very nice stuff once you get into the $600 to million range.

There are deals to be had, and homes aren't fetching asking price these days, even in Boulder County. We found an acre lot with mature trees & privacy in Niwot and jumped on it when the sellers reasonably countered our low offer. We more than recaptured what we lost selling our Longmont house.

Probably even better options to the North & East of Boulder County...i.e. Larimer & Weld counties if you're willing to deal with a commute.
