We have an $800 credit at closing toward a home warranty, any good experiences?

$800? Home warranties cost less than $400! They can get towards $500 if you add a bunch of things like upgrade packages, washers/dryers or fridges (which are personal property so why should the seller pay to cover them). Google "Texas Home Warranties" and you'll see a lot. First American, American Home Shield, Old Republic... read the exclusions as it'll all depend on what you want actually covered.

Googling these companies turns up nothing but complaints against them ... they won't replace anything, you get numerous "repair" visits from shady repair companies, paying a deductible each time ... sounds like it's not even worth the aggravation to buy the stupid thing in the first place. Has anyone ever actually used a home warranty and been happy with it?

My oven went out so a serviceman came out and replace the ignitor(I think) and now it works fine. $60 for the service call with Old Republic. I've been told that there are some lucky people out there who have their AC go out in that first year and get a whole new system, the caveat being that it had to be maintained properly in order to get this replacement. Avoid AHS. They hounded me to death with phone calls asking me to extend after my first year was up.

Since the seller usually pays for this there is no reason not to get it. And yes $400 sounds about right for a year contract.
