I'm looking between 9-15 miles from downtown. Commute and future appreciation is my biggest concern.

Still nowhere near enough information to give anything approaching meaningful advice.

Consult your realtor to get their opinion/advice and do a list of pros/cons.

With nothing much to go on, I would lean towards resale. That should get an established, treed neighborhood. Neighbors will be a relatively know quantity and you won't have to worry about not being able to re-sell in a new development and compete against the builder.

Unless you are buying infill, resale should also get you closer in.

Your mileage may vary.

sorry. Okay, the areas I looked at range all over the south metro area. The only new construction I can find in the city limits on the south side is around $220,000. Is it worth buying new construction? I just don't want an energy sucking money pit, and I don't know what I'm getting with the existing housing stock. I've had the $400 elec bill before, and it's soul crushing. I looked in Oak Hill and Shady Hollow, but the houses in my price range are really run down looking. Any new builds SW for $250,000 or less, or should I continue looking more eastward? Schools are probably 6-10 years off, so I'm open to areas that are improving and have new construction. Should I go east, or go further out, like Buda? I want to be downtown in about 45 minutes or less if I have to, and that kind of rules out Dripping springs or Kyle.

I'm open to newer houses, like 5 years old or less. I just can't deal with the older stock. I rented a 1970's house in a place called Beckett Meadows, and the thing had mold and everything kept falling apart - garage doors, the cabinets. Never again.

are you financing? if you are taking about only $50K equity to spend, then you don't have much for a rehab budget if you buy old (i.e., 1960s) where you may need foundation, plumbing, roof, electrical repairs etc.
