Thanks, everyone. I guess we would skip this house and wait for more coming to the market. 10scoachrick, we are hunting the houses in Eanes.

I wouldn't want to back up to a neighbor's yard that close. In the subdivision we just moved from, my house backed up to a nice little woods, but the people across the street from me had tiny back yards--not much bigger than the patio, as you describe. When I went upstairs at the open house of one of these homes, I could literally see the people in the houses behind them. I could see them watching TV, playing with their kids, cooking. Never would I buy a house like that.

Unfortunately, these houses are the comparables my house is being compared to. This is why we are renting that house right now.
