Hello, I'm a mother of a Sophmore whose attending Clark Atlanta University on a Tennis Scholarship. I need to purchase a home in the area (w/in 3 miles of the University Center) so she and a couple of her friends can live there for at least the next 2 years. After that, it will become rental property to other students attending the colleges in the area. I am very familiar with the appearance of the area and most of the homes; however, I've never lived in GA and need a native's perspective on how I should buy a home there (crime, future growth, cost of rent/mortgage, etc.)?

Default Housing Developments in the AUC

You should look into purchasing at either Historic Westside Village, Welcome to Sky Lofts or index (broken link), these are all within walking distance of the AUC and are new developments with nice amenities your daughter and her friends would enjoy. Also you would definately be able to rent them out as rental property after their college careers. I have rental property in the area and if you have a nice place you can always keep it rented out to AUC students in the area.

I recommend you to speak with a reputable real estate agent who knows the area well. A good agent can direct you to crime statistic reports, housing market data and future growth predictions.

It's a great idea to purchase rather than rent, especially if your daughter will have roommates to help carry the cost. Atlanta's housing market is steady and fairly less risky compared to the housing markets in other areas of the country.
