I need help in preparing for part two of a very spirited debate with the wife.....

We are at a crossroads as we've worked our list of options down to 2 places:

1. Peachtree City

2. Buford


Which would you choose and why? The biggest factors are:

1. Crime, Crime, Crime
2. Schools
3. Amenities (stuff to do, places to dine, live, and enjoy)


Traveling to Atlanta is not going to be a factor we both work remotely

But want to stay no more than 1 hour from airport for the occasional vacation

If you absolutely need to be within one hour of the Airport, then Peachtree City most likely should be the area that you choose to relocate to.

Peachtree City will be closest to the Atlanta Airport as almost all of Peachtree City is within about a 30-40 minute one-way drive of the airport most of the time.

While Peachtree City might not necessarily have as many amenities as the Buford area might with the Mall of Georgia-anchored retail/commercial district, historic downtown Buford, Lake Lanier and the direct access to the Blue Ridge/Southern Appalachian mountain ranges of North Georgia/Western North Carolina, etc, Peachtree City still provides access to quite a few amenities (both in Peachtree City and in the nearby Fayetteville and Newnan areas).

Peachtree City features excellent public schools, extremely low crime rates, access to outdoor recreational opportunities and is especially popular with people who have to use the Atlanta Airport on a frequent basis.

Buford also is an excellent place to live with its massive retail district anchored by the Mall of Georgia, direct access to the very popular Lake Lanier outdoor recreational area and the North Georgia/Western North Carolina mountains, excellent public schools, increasingly extremely diverse population, and its popular historic downtown village area that features a growing artists' colony.

The crime in the Buford area is also generally very low. Though the crime rates in the Buford area potentially might be just a smidge higher than in Peachtree City because of the Interstate Highway access (I-85), the larger and more socioeconomically diverse population in Gwinnett County and the presence of the giant retail area around the Mall of Georgia, a shopping mall which is the largest in Georgia and one of the largest in the both the entire Southeastern U.S. and on the entire Eastern Seaboard.

Much of the Buford area can also be within an hour's one-way drive of the Atlanta Airport on the occasions when there is no traffic.

But most of the time (particularly during daylight hours, but also obviously during rush hours, peak hours, the Christmas shopping season, etc) there will be much traffic on the 45-55 mile long route between the Buford area and the Atlanta Airport and one-way trips between Buford and the ATL Airport can be expected to push 2 hours and/or longer (sometimes significantly longer) each way on many days, particularly during morning and evening rush hours and during other off-peak periods of very heavy traffic.

No part of Peachtree City, by comparison, is more than 30 miles from the Atlanta Airport.

If you need to be closer to the airport definitely choose Peachtree City. Also, the 100 miles of golf cart paths make it unique. Kids can drive golf carts to the local high schools and they really are a secondary mode of transportation. You can golf cart to restaurants, shops, parks, church and schools. Peachtree City also has over 20 soccer /lacrosse fields, over 10 baseball fields, a tennis center, Amphitheater, Skate Park, BMX track, aquatic center, and hockey field house. There is also a nature preserve, 3 250+ acre lakes, over 20 pocket parks, ponds, and 4 golf courses.

It also has some of the best schools in the state (McIntosh High was #5 in the State on SAT scores this year) and one of the lowest crime rates in the country. Great place to raise a family.

48. Peachtree City, GA | TIME

As for Buford; the pros are more home for the $$, close to Lake Lanier and the mountains, and more dinning and shopping options with the Mall of GA nearby.

PTC is the choice if you want to be within an hour of the airport. It’s an hour minimum to the airport from Buford at non-peak times. It’s going to be 1.5 - 2 hours to/from the airport at peak times.

Peachtree city.

The Northeast/Northwest corridors have about 4x as many people than the I-85S corridor. It also has that many more potential future jobs locally based.

It also has that much more traffic. It will have more entertainment and shopping amenities, but PTC can probably fill at least 80% of your needs without problem. More or less depending on how demanding of a consumer you are.

If you really wanted to end up in Gwinnett, you would need to target areas with access to the Stone Mountain Freeway. That can get you to I-285 in an area where there are only light to moderate traffic back ups (besides road construction). Once you go north of there traffic back ups start to get bad fast and people are driving to the northside job centers.


But I will ask this... If it is only for an "occasional vacation".... Why only an hour?
