Hello. My family of four is looking around due to our lease being up and needing more space. We have lived here (Roswell) three years. Originally from the Philadelphia Tri State area.We live in a 3 bedroom gated apartment community that has been pretty good about selecting their tenants for a community feel. However, our rent $1300.00 plus garage runs $1500.00 every month.

We are practically four adults. Married Couple with two young adult children in college that need to live home
due to financial situation. One has a health situation going on. So please don't judge.

We are looking to pay less than $1500.00 for a single family home a month near route 400.

We have been offered a rental renewal with an increase in rent( anywhere from $40.00 to over one hundred dollars a month) with this community however we feel for the space and all the little extra fees warrant looking.

Looking for input on safety of neighborhoods we look into.

We live in Walton Centennial and have been safe there. We would recommend living there if not for the space.

Today we are looking at two single family homes in Berkshires Manor and one in Scotch Pine in Johns Creek 30022. I believe both are zips 30022.

We need access easy access to route 400.

Any comments or suggestions welcome and appreciated!

Most of the 'homes' in that price range are going to be towhouses, or small Homes with very little set backs.

Where do you all work, and go to school?

Daughter takes MARTA to GSU, Son is at Georgia Perimeter in Alpharetta and we need to have easy access get to Northside Hospital. Hubby works downtown.

We have looked at Townhomes and haven't found the size or layout that we require so we are not in each other's space often.

We are used to a single family home. The rental we are in is the first time we rented after 15 years of home ownership up north. We are not in the position to buy a home at the moment.

it just so happens that $1500 is the going estimated market rental rate for 3 bedroom homes in Roswell, it seems. The ones in my neighborhood are renting for $1400-$1600.

I'm sure you could find something for less, but may require looking around a bit - just make sure you know the neighborhood.

Crime in John's Creek is typically very low, but I can't speak to individual neighborhoods. There are numerous places where you can check crime rates online and search by location - here's a start:

So it looks like you've already found candidate homes that fit what you are looking for price and location-wise....

What specifically are you asking about? Crime?

I believe Berkshire Manor is closer to 400 than the other place you mentioned. The key is having your place near 400. I am pretty sure, the Berkshire Manor subdivision is made up of probably the smallest detached homes in that area and would be OK to rent in, I believe. The utilities in some of those older homes could be quite high if they are not well insulated and have older HVAC systems, so definitely watch out for that when you visit them. If your husband commutes to Downtown from that area during rush hour, it is indeed a very tough commute for him. I would keep looking in Roswell or even Sandy Springs to be a little closer to the city.
