I want to stay below $150K and I would like to live either ITP or not too far from it (no more than maybe 10 minutes). I much prefer newer homes with lots of space...probably 1800 sq ft or more. Does this exist?

I'm not really concerned with demographics.

I work in Alpharetta, so I'd be fine with a commute of around 40 minutes or so.

I can find lots of homes in south Atlanta that meet my criteria, with the exception of the commute time. I really don't want to drive an hour to work.

I think "lots of space" might be the hardest thing to find based on your requirements. Also, newer homes are going to be hard to come by ITP in that price range.

You could almost definitely find what you are looking for in South DeKalb. That is north of I-20 but it would definitely put your commute at over an hour. I travel to Alpharetta regularly (have a friend who lives off of Mansell) and it takes me 40 minutes with zero traffic. I can see it taking 1:15+ during rush hour, easy.

Also, I am really familiar with 30033. Your price range is pushing it but I think you could find something if you stayed on the ball, or even look at something with a higher price and make a lowball offer. I think you could find something in Lindmoor, Valley Brook Estates, or Laurel Ridge. That would give you easy access to 285 so I think you could do Alpharetta in ~45 min.

Perimeter and up I guess would be close to you. I'm still a fan of hud and foreclosures. Hire a GREAT inspector to view the home from top to bottom and get the most bang for your buck. You can still get into a newer home for less money considering all the properties just sitting. Make offers, I highly doubt you will hear no's when the homes are just sitting vacant. Do your research on property taxes for the county so you know what you're facing. Look along Johnson Ferry Road and Abernathy way if you really want to be close to the highway. Good luck!

N. Chamblee and Doraville area will get you in the price point- but you'll be hard pressed to find that sq/ft.
There are some great finds that can be "resurrected" from their MCM look and/or more traditional ranches in the area of 285&141.

I was going to suggest the same thing. This area is full of little gems that many here are totally unaware of.

The older sections of Doraville east of Buford Hwy. & south of I-285 are full of these.
