A quick overview:

1. Budget - 250ish
2. House/Condo/Townhome? House 3+ bedrooms, 3+baths
3. Employment Status(commute/work from home) Working downtown near Centennial Park and Alpharetta near north Point
4. Children(public school vs. private) - 1 child Age 1; hopefully another; school not an issue today, but prefer strong public schools
5. Suburban or Urban lifestyle preference or a mix of the two - Just another ******* in the suburbs! Haha!
6. Easy access to public transit, important or not? - Would love to take MARTA from North Springs as I do today
7. Preferable demographics of desired neighborhood. Family-friendly, active lifestyle. Pool/tennis/park/recreation in or nearby--my husband is a triathlete.

By fluke, we ended up renting a townhouse in East Cobb when we first moved to Atlanta from Chicago almost two years ago. It turned out to be great for us. My husband was contracting for a company near Perimeter and the commute to downtown was easy for me. I got pregnant shortly afterward and Northside was a wonderful experience. Our doctors are in East Cobb and our pediatrician in Roswell. So we settled in and came to love what we know...especially the recreation around the Chatahoochee.

My husband just landed full-time work in Alpharetta, and we're ready to buy while the market and interest rates are low. We're basing our budget on one income and we're looking for some finds in the area.

My mother lives with us so we are looking for a master-on-main or a split level with a bedroom on the lower level that will give her a little privacy. We don't want to stick her in a basement in-law suite. She's disabled and already living like that in our townhouse.

We know nothing about Alpharetta, except for what is around the mall and my husband runs on the Beltway or greenbelt?

Would love some ideas on where to look, names of neighborhoods, etc. Or if we need to think elsewhere if we're totally out of our range. We went to a couple open houses last week and feel like with patience, we can really find some thing that will be a fit!

there are tons around. We found a neighborhood with a swim tennis is a good place to meet people (as well as the bus stop for school).

Why would anybody want to commute from East Cobb to Alpharetta, when everything the OP is looking for can be found in Alpharetta?

I was thinking that might be the case, but then, the OP is currently in East Cobb and likes it. Also, the budget is not huge. How about some Alpharetta neighborhood recommendations, Mattie or other Alpharetta experts? The East Cobb experts have been very responsive.

Repeat......if necessary....

Short of that? Anything in East Roswell, Crabapple, or Haynes Bridge East, Old Milton Pkwy, any cut-through North and South.....

Good news, is that there is a TON of inventory.....you just have to convince home owners that maybe they should drop their price now that their 3rd realtor's sign is yellowing....too......somehow, they just can't seem to get that damn message....don't be afraid to offer 15-20% less...if they are in a decent equity position, you might have a shot....

There are a lot of people though, that are buried in the house. They refinanced them so many times to keep that Navigator, Lexus, Mercedes et. al., in the driveway that they just can't seem to let go.....be prepared to work very, very, very hard at pulling one out that's priced right BUT, they ARE there.....look to the neighborhoods that used to sell for 350-450K in better times. Now? Mid/upper 200's or, low 300's.

Schools? Roswell, Milton, Alpharetta, Chattahoochee, John's Creek, Centennial are pretty good. This might open a litany of responses but, for North Fulton, they are all pretty good.
