I live in an adjacent, older subdivision.

Westchester seems pretty nice. It was built by well-regarded John Wieland, so the homes should be solid. You might want to watch out for polybutylene plumbing - I think Westchester might have been built in the PB era.

The pool is nice - I think larger than many subdivision pools. (We had a pool membership over there, in the past).

The public schools (Garrison Mill, Mabry, Lassiter) are excellent.

There's good access to plenty of shopping along 92, in the Shallowford/Sandy Plains area, and Shallowford/Johnson Ferry. Northpoint is the closest major mall.

For recreation, we're not far from the new Verizon Wireless Amphitheatre by Northpoint. The NE Cobb YMCA is very close (at Johnson Ferry and Shallowford). If you're into ice sports (hockey or figure skating), we're about equidistant from The Cooler (Alpharetta Family Skate Center) and the Marietta Ice Center. We're close to two dog parks - one at Sweat Mountain Park in Cobb, and one off 92 in Roswell.

If you need to commute into Atlanta you can either take 92 and 400, or Johnson Ferry down into Sandy Springs. Traffic on both routes can be pretty awful, to be honest. If you have flexibility as to time of day, it's a lot better.

For traveling to the airport or intown events like Braves games, it's convenient to take 92 and 400 to the North Springs MARTA station and then take MARTA. One doesn't usually think of MARTA as being of any use to Cobb County residents, but we're special that way, just as in having a Roswell mailing address.

Sounds good. The HOA seems to be here: Westchester Connection

John Wieland is a reputable builder with respect to the perception of quality; the location of that subdivision is good.

Things to look for: polybutylene plumbing and/or LP siding.

Make sure have you are working with professionals who will expose such issues if they exist.

Probably you've already figured this out, but one thing I forgot to cover in my previous comments was racial diversity, which seems to be of frequent interest to house-hunters in metro Atlanta.

The East Cobb/Roswell area is very non-diverse. Almost everyone is Caucasian. There are a few African-American and Asian families in the area, of course, but very few. Most years, my daughter's elementary school classmates were 100% white.
