Hi - A friend of mine told me that he owns some land in Sunsites, AZ and I was looking to find out some info on that area, as I know nothing about it. I thought I would come here to see if any of you guys know much about that area. I have a nephew who lives near Tucson, so did a little research on that area. My parents lived in Phoenix, years ago , so I have been there but never any further south. Just thought maybe someone could tell me a little about that area. I am going to check "google" too.

Quite a bit of discussion (and photos) on this board regarding Sunsites (also referred to as Pearce). Take at look at posts by 123.DieselBenz and Guy M Pearce.

Good thing you mentioned Pearce at least because I had absolutely no idea what OP was talking about. Well, I'd heard of Pearce, but had no clue where it is, either (never mind; just found out what Pearce actually is). I've no recollection of seeing a sign pointing to such a road on I-10... Evidently the road to it shoots off I-10 between Benson and Wilcox, closer to Wilcox. You learn something every day. Maybe I should run and get me a few acres, too. That's some serious hawking... I wonder what's wrong with that picture (other than being a mile away from a ghost town)... Something has to be!

I should check it out some day.

Actually, as near as I can see, there is nothing wrong with Sunsites - aside from the fact that you are a bit of a drive from major shopping etc. There's not a whole lot there, but it's a REALLY attractive little community. In my experience, as a general rule (not iron clad) small towns out west are usually not that charming or nice - the way that small towns back east often are. Sunsites is a bit of an exception to that rule - probably because it was a deliberately planned community.

Is it a 55+ community? Is it gated? I may really check it out some weekend.

Although it seems to be geared towards retirees I'm not sure it's a 55+ community. It's not gated but rather seems to be "protected" by it's relative isolation (I believe 123.DieselBenz said he drives the local school bus). That whole area around highways 181/186/191 is really quite pretty - and remarkably green, with lush grasses (and a few trees in some areas) and obviously very productive farmland (south of SunSites on 191). That 181/186/191 loop is a very nice drive indeed.
