I am anxious to get information about this housing area and the park itself. I can't seem to find the information I want so I'm turning to this for current information and help. Heads up for everyone, I googled and Juniper Estates Mobile Home Park is in Sequim. Anyone know anything about it?

I had a co-worker who lived there about 8 years ago but moved. It's a 55+ mobile home park in downtown Sequim. I know there was some concern in Sequim about mobile home parks (there are a lot of them) being sold for development but I don't know that current status of that.

You are taking an enormous risk by buying into a mobile home park in Washington State. I don't know Sequim, but here in the greater Vancouver area they are getting bought up and redeveloped and the existing residents basically get very screwed.

Step 1: Buyer purchase the park and proceeds to jack rates astronomically while cutting services to drive as many people out as possible

Step 2: Evict whoever is left

Step 3: Redevelop into condos, town houses, single family homes, or offices depending on the location.

If it is your only viable option financially, that's one thing. But go in eyes wide open.

Agreed I would say that unless you're located in a truly small or isolated town (aka there will not be any redevelopment) a mobile home community can be risky these days due to big increases in operating expenses (which impacts your ground rent). You could also look at buying a manufactured home on a single lot. My friends did this in a rural Western Washington county on the I-5 corridor for around $300k.

This just happened in Bellingham. An outside investment firm just bought the 28 acre Lakeway Estates MHP for $41 million. I can’t link a news story as it has a paywall. It is a 55+ park and the residents are in the dark about plans. It is centrally located for easy access to groceries and transit.

It just happened in Bremerton on the Kitsap peninsula as well. Lots of older folks, many of whom have lived in their mobile home park for years, now have nowhere to go.

About 2 years ago in Port Angeles, a older mobile home park was torn down to make way for a Starbucks & MOD Pizza. The MOD Pizza never opened & the Starbucks doesn't get much business, so I guess THAT was worth it!

It was worth it to the landowner and investors, which is the key point. If at all possible in Washington, it's best to own your land, or rent an apartment. Owning a mobile structure and paying ground rent is not the best solution here. It works well in truly small towns or economically depressed areas, which we don't have many of.

Yes, mobile home parks just don't produce enough revenue for the owners anymore, and more often than not, they pass away and their heirs sell to a developer for millions. If you look there are senior developments with mobiles that are much more like a suburban community, with proper lot sizes, landscaping, and garages. A friend lives in one located in Gig Harbor/Purdy and you really wouldn't know they are double-wides driving through. It's gated and has a lake in the middle, in a wooded area. There is even a large parking area for resident travel trailers and motorhomes. No doubt a much higher cost than the typical gravel around trailers lined up in rows, but I would think worth it.
