Right, agreed. Yowza I just looked at Charlestons city limits for the first time… lots of land above Mt. Pleasant and like you said West Ashley. How many people do you estimate live on the neck alone?
Future neck area housing and retail developments will bring a lot more. And Cainhoy is massive. But also, the annexation department does have a doughnut hole-focused mission.

The neck isn’t really developed yet. Big talk, very little action.
North of Mount Pleasant is hindered by two main things. First, most of that land is Francis Marion National Forest. The other is that available land is in the city of Awendaw and they’ve been particular about growing. For now.
The neck will happen. I have no doubt. And the Cainhoy peninsula in the Charleston city limits in Berkeley County (north of Mount Pleasant) at buildout is expected to house as many as 45,000 residents.
And again, West Ashley and the peninsula have plenty of room to grow by filling in spaces on solid ground and continuing to develop vertically away from historic preservation areas.

Okay, I think I'm a bit confused (still) as to what the neck is. I thought the neck was that small thumb of land (predominantly Charleston) that starts around Port Access road and south. I think I may be confusing that with the "head". I feel stupid now lol
Yeah Mount Pleasant looks hemmed in for sure. I could see North Charleston passing Columbia due to the area and of course the fact it's just 20,000 or so away from reaching Columbia's population.
Here are the top 10:
Charleston 151,612
Columbia 137,541
North Charleston 117,472
Mount Pleasant 92,398
Rock Hill 74,102
Greenville 72,095
Summerville 51,216
Goose Creek 46,229
Sumter 42,976
Florence 39,958
Fastest growth
Bluffton 3,457
Greer 3,068
Fort Mill 2,736
North Charleston 1,701
Mount Pleasant 1,527
Greenville 1,196
Simpsonville 1,110
Hardeeville 1,106
Myrtle Beach 990
Mauldin 890
An a slightly different topic, I read an article in The State that comments on Hardeeville's growth due to it's proximity to Hilton Head and Savannah. Any chance that Jasper county joins Savannah's MSA during the next realignment or will it remain with Hilton Head's MSA?
The design of Laurel Island and Magnolia isn’t sprawl. The design of a housing development that has been approved for Cainhoy is, but it made it in under the wire before the City adopted a resolution to stop with sprawled development.
That development, though, could still be altered due to pressure from planning officials who say the developer should still do the right thing even though he already got approval. The sprawl mindset hasn’t completely ruined our country yet. Prayers.
Charleston added 1,385
Mt. Pleasant added 1,597
North Carleston added 2,620
Columbia added 909
These are all comparing April 1st 2020 census actuals to July 1st 2021 estimates.
