At this point in the search I seem to be honing in on living in SF proper as I have realized the cost of Single family home rentals with parking and small yards are about the same cost anywhere within a 1 hour commute of SF (areas like san bruno/ssf/daly city/berkeley/san rafael) etc.

Really liking what I have seen in Bernal Heights, Noe Valley, and Mission district, but again I want to be in an area that isn't rife with things like home burglaries etc.
Noe Valley of the 3 you listed. That was one my old stomping grounds growing up. Usually fairly quiet and you tend to block off a lot of wind so the days were nicer there. I've never known it to have a lot of crime. Best of luck with your search.

One of my co-workers owns near Potrero and 25th and likes it. He previously owned in the Excelsior and was not terribly fond of it, and before that he rented in the Mission and liked it. Personally I would not live that close to General Hospital, but the weather is better there than in many other parts of SF. The Mission seems more unsavory now than it was pre-COVID, especially around 24th/Mission BART Station, which you should avoid lingering at during the day and avoid completely at night. Even said co-worker avoids that BART station these days.

If OP is looking for good weather, Bernal Heights has been written up in National Geographic due to its unique weather (sunny) while the rest of San Francisco is enveloped in fog. I lived in Bernal Heights for 8 years, and can attest to the fabulous weather while the rest of San Francisco is fogged in.

I searched online for the National Geographic article but was unsuccessful. It was many years ago. Not sure why NatGeo doesn't archive articles like this.
