I believe that Kuan Yin was a bodhisattva of the Mahayana school, Phet, so yes she was probably real.

I think I am going to delay enlightenment and help Phet to achieve liberation from a coarse mind. This makes me a bodhisatva. I won't enter Nirvana until he stops attacking Christians.

She may have been a real person. That doesn't necessarily mean she had magical powers.
