Wake Forest is an hour long commute to RTP yet it is growing and adding higher end housing.

Wake Forest is also the "spillover" from North Raleigh; generally viewed as a higher-end area but which is now built-out.

Garner would be the "spillover" from SE Raleigh.

Agreed. People laughed at Morrisville 30 years ago, and look at it now. The southeast arc of I-540, if it's ever built, will help Garner by improving access to jobs in RTP and outer Wake.

Yes that was my point it has nothing to do with the hour long commutes to RTP for not being developed. Process of elimination...

My guess is it will eventually attract lots of money in fact it looks like things have already started moving that direction. It takes time to move the Titanic. Most larger cities have seedy or lower income areas.

... so yeah, let’s not dismiss the race/class angle, yet. And as another poster said I think Garner has been historically viewed as “country” ... so perception (on a few levels) is playing a role .

... but what about Cary? Wasn’t it “country” at one point?

I do believe the 540 extension would help, too... but I also believe Garner needs better, more diverse in town, closer to the Raleigh line housing inventory. That has to be addressed.

Location location location. Look at all the complaints about the gentrification of Durham on this board - what's the racial breakdown in Durham? Probably a much higher black percentage than Garner.

I'm glad that you backtracked, but the race card gets thrown around so much these days - it's just tiring and unfair.
Uhhm- saying I suspected racism is not ‘throwing around the race card’, and I would strongly disagree that somehow all mentions of race are automatically ‘tiring and unfair.’
But, i’m so glad that generally the people who feel the way you do don’t tend to live in my part of the Triangle.

I’ve been in Raleigh since birth and the general prejudice of the Garner area was that it was full of ignorant racist white trash flying rebel flags and living in trailer parks.

I’m much older now with grandkids and have many friends in the Garner area so my perception of the area has changed....somewhat.

Of course it is - first you said you suspect it's racism, with absolutely nothing to back it up. Then you alluded to the fact that "white people from the north" don't want to live in Garner because a lot of black people live there, which you yourself proceeded to admit wasn't true.

Garner growing at slower rates has absolutely nothing to do with race, and what you said is unfair to perfectly good people moving here from northern states.

Being a Northern transplant, African American, living in Clayton and shopping Along 70 etc:
All of the above is true.

It can have a different feel. There are very nice areas and stores. It varies with their clientele and income profile. New Garner and old Garner can be different as can new and old Johnston County. People can not like you across racial lines. Seems more like a cultural disconnect.

Actually, it was the definition of "throwing the race card around". You made an unsubstantiated claim based on race.
Now, there are many SE Asians that avoid many areas of the Triangle and focus on Morrisville. Are they all racists?
