Hi,

I was wondering what would the rush hour/non rush hour commute be from North Laguna Beach (Emerald Bay to be precise) to Newport Center Dr in Newport Beach.

Thanks

Well, North Laguna is a great location. Traffic isn't bad at all because you're just north of that downtown Laguna mess. You will experience congestion through the Corona Del Mar retail section, but overall it will be an excellent commute. Very picturesque...

Thanks for the quick reply.

Would the commute be under 30 minutes? Just need to get an idea of what sort of time. I've had a job offer located in Newport Beach. Would you recommend Newport Coast over Laguna Beach? What is the commute like from there?

Newport Coast would be an easy commute(10 minutes). Congestion would be limited directly to around Fashion Island. (off-peak, the traffic would be minimal). I find Newport Coast homes generally to be "bland," or lacking character, but the overall neighborhood design is excellent.

I prefer Emerald Bay and Crystal Cove. I like the tranquility of that area(less suburban) and enjoy hiking in the Laguna Coast Wilderness Park. I would say that Emerald Bay to Fashion Island would take no more than 20 minutes.
