Walkability with emphasis on healthcare and quality groceries.....Could it now be easier and better for retirees to live in "good" parts of NW vs. the limes of Fairfax, Vienna, or Arlington? Income of 150k...would be buying a home for cash. Comments appreciated.

What is yot housing budget?
Close to various specialists and within a mile or two of a high quality hospital. Sort of like what they would experience living near UVa in Cville. Budget 500k....900 sf minimum. Taxes less than 5000. HOA less than 400 per month. Would like to go carless.

In NoVA, there are only a smattering of condos under $500k with a condo fee no greater that $400 and SF above 900. Not a one of them is in an area that I woukld consider walkable. I think you'll have the same issue in DC.

The pickens have been thin for years. I thought this was interesting....I think taxes are more like 4000. HOA slightly under 300. Don't know why it has been sitting since June...on paper it checks many boxes. Walkscore is not that good, but great grocery and medical. Nice parks, too. The public schools are all 9s, which puts it ahead of West Springfield and even TJ.

That condo is in DC. Do you want to live in DC? If so, did you also post in the DC forum?

It says the unit number is #1. Perhaps it's on the first floor? Many don't want to live on the ground floor for good reasons.

For me..these are the reaaons I wouldn't buy:


1) it's not walkable, and no parking on site.

2) double doors leading out to concrete block wall? No, that you.
3) HOA/Condo fee only includes Gas, Water, Trash, Insurance. Pretty surentheir are additional fees for building repairs and maintenance.

A mile to TH, Wegmans, Safeway, WF...Close enough. Waiting on accurate details..Zillow..sheesh. There is a small parking lot, and the top floor was sold with a space .again, idiot agents. The top floor sold for 625k 18 months ago., but has 10 ft ceilings and a view. Waiting on accurate comps.

Ground floor is no stairs...and I don't think there is an elevator.

Show me something better for old folks in NoVa...

One can always buy a cart or wagon to transport their groceries.
