Look - the real reason everything is happening to NYC right now is because NYC has haters.
It's the only place on this planet where you can come from dirt and become filthy rich. Can't do it anywhere else. Go get filthy rich in Florida, go try it. I have yet to see anybody say, "I'ma go get money in Florida instead." Ppl taking the money they made in NYC with them, haha.
If I drop somebody in dirt in NYC and drop somebody from dirt in FL, let's see who gets more money quicker. New reality TV show in the making.

Having a small business is Kansas or Tallahassee while maybe will net someone $80-100k in income a year after business expenses, that is the equivalent of $240,000 - $270,000 in NYC.
Although I live in NY, mostly because my wife is on the pension train!!! I make more money renting houses in Florida than we make combined in NY and we are both over 100k. You can make money anywhere. I do better than anyone renting in NY because homes I got 12 years ago for $140k are worth 700k today and renting for $3400 and my loan is under 1k. Can’t do that in NY, bonus I can evict anyone in less than 30 days. Could he single mom and 6 kids under 4. FL does not care, they are pro property owner. One of my friends is crushing it in FL he clears 300k as a plumber working for himself.
