Your monthly payment will go down in the amount that your taxes are reduced if the taxes are included in your payment. Lucky you!

It sure can! mine went down from about 11k to 9,600 (not that 9600 is great, but def better than the 11k). Only in NJ would a person be happy to "ONLY" pay 9,600

you have to wait until your escrow is analyzed, which happens usually once a year. you should get a refund check at that point.

You're one of the lucky ones. What about all of us that were reassessed in 2006 and 2007, now that prices are in the toilet, my house is assessed a way more than it's worth.

I feel your pain Dana, It's a tough spot to be in. Our home was reassessed last time at about 10k extra than what we paid for it in 2005, would I get what I paid for in 2005 if I were to sell today? probably not. but patience my dear online friend, long term R.E. is still a great investment.

My sister purchased her first home a few months ago. to her surprise her property tax went up aabout 2,500 with no notice. She was told she has to continue to pay her property taxes with her mortgage payment monthly. Is this true or can she change and pay property tax separte?

The price hike was most probably due to the new assessment made which takes place automatically after a closing, usually withing the 1st 6 months (there may not have been an assessment made for some time prior to closing for it to jump like that). Who was she told by? Her mortgage company? If so, then I think it maybe the final word. If not, tell her to call them to find out her payment options. My Mtg company gave me options..either in my monthly pymnt or pay directly myself etc. Good luck!
