We are moving to the Myrtle Beach area and found a home we like in Collins Creek. It would be me, my wife, and our three young boys. I work from home and my wife home schools.

Anyone familiar with that neighborhood with any positive/negatives about the area?

Were wondering how the HOA, neighbors, etc. The only concern we had is that the house backs up to the boat parking lot. Hopefully we can put up a fence.

I live near Collins Creek but not in that community. I would suggest that you check the latest FEMA maps for flooding (looks ok on the old maps) since it's near the river. I strongly recommend getting a copy of the HOA covenants and rules/regulations before signing a contract. Read them carefully and make sure you can live with the restrictions and don't depend on what the agent or developer tell you what they say especially about a fence. I looked on google maps and none of the houses in that development have privacy fences so I would suspect that they are not allowed.



The one concern I would have with the boat storage is that people will be going in and out of the storage area at all hours of the day/night and it may be relatively noisy at those times...especially after a day of drinking/partying on the water.



However, overall, the area that Collins Creek is in is very nice. You may find it a bit of a drive to get to activities that you may want to do, but it's very peaceful/quiet in the area.

Thank you for your reply. I was also concerned about the noise. I just got a copy of the HOA from my agent and it is very strict, which I don't have a problem with. Hopefully with the strict rules it will keep the boat lot in check.

I really like the neighborhood, the house are all very much and well maintained and you get a decent size lot, plus the HOA includes security which is nice to have.

You are right about the drive to stores/restaurants, but I think I can handle that as a trade off.
