Hi All,
We are staying at barefoot landing while we are looking for 3 bedroom condo to purchase. We were considering to do short term rental and visit it ourselves for now and gradually move here in the next 5-7 years.... We are a little concerned about why they're in litigation... anybody have any information on it? We were looking at the Tanglewood units..... Also while the golf courses look great, is the membership really worth paying for, as opposed to getting a residents card to play all over?
Any help would be greatly appreciated ! Thank you

I can't speak to the "litigation"....but we own in Willow Bend...hubby LOVES the golf courses......so convenient, and well maintained. AND...the "membership transfers, if you sell your property, which is a big plus.

We stayed for 4 days and to be honest after thinking long and hard about it, if we were only to use it as a rental and a place to visit once or twice a year, it just didnt make sense....
We were very disappointed with the lack of cleanliness in the 2 bedroom condo we stayed at. The Villa's furniture and kitchen utensils were either non existent or in terrible condition.... However, the units we looked at for purchase, were much nicer and more appealing....
I could definitely see owning a unit, if you're going to be living there at least 6mos.... but for a rental and place to visit 2-3 weeks a year... we just decided that it did not make any financial sense... played a round of golf, dined at a few nice restaurants and headed back home..... Our search continues...

We were looking to purchase a condo in Myrtle Beach last year and every property we looked at our real estate agent checked to see if the HOA had gone through their litigation process. Apparently every new development goes through a litigation process with the developer for any problem or potential problem in the near future. Once the HOA win the litigation they have rights to have developer fix thing instead of the HOA spending money to make fixes. She made it sound like it was very routine.

However, once the development is in litigation, it would be hard for anyone to get a mortgage. Banks look at the litigation and won’t lend till it over. There were some mortgage company that will lend during litigation but rates were ridiculous. Only other way to buy in that development would be to all cash.

Since I've vacationed in MB a number of times, over the years, I check out this discussion thread, every once in a while. Your post jumped out at me, because of something that my wife heard, yesterday, from one of her friends.

Her friend's family has a long history with Ocean City, MD. This, in turn, has led several members of their family to purchase condo units there. The friend and her husband "traded up" a couple of times, over the years, and now have a very nice place. They do not rent it out, it's strictly for their own use, hence they've fixed it up quite nicely.

The problem? A couple of the other neighboring units are "rentals", and while the renters, over the years, have generally been well behaved, some of them have been heavy smokers. Our friends just returned from Ocean City, after staying for just a week. The unit next to theirs was rented out for 3 weeks, to a group of guys who are in some sort of sports related business, and are in Maryland for 2-3 weeks.

This group of guys, according to our friends, are very nice, and friendly and fairly quiet, but are heavy smokers. Our friends can't even enjoy sitting on their balcony, as the guys are on the balcony next door, smoking up a storm. Our friends wound up coming home sooner than planned, due to the unpleasant atmosphere.


Just something to consider, before you buy a unit...........
