Thinking of retiring to Murrells Inlet- Garden City area. Looking at Captains Cove or Inlet Oaks. Main concern is about home insurance. Any info about them and the area in general would be much appreciated. Recently visited there and fell in love. Thanks and hope to be a neighbor soon.

I recently saw a listing which says that the monthly HOA fee at Captain's Cove is $350. I have also looked at the streetviews, and the grounds are neatly kept. I could live there on a restricted budget. I liked that you could use a golf-cart to get to the grocery store. Lowes Foods will also deliver if you can't drive.

I think that the only difference between the two communities is that one of them is part of Garden City and the other is Murrells Inlet. So they are paying local taxes to different jurisdictions.

To get the details, I suggest contacting a Realtor. The listings just are not specific enough about what the HOA fee covers.

We live here. You will need to get wind and hail insurance, which isn't cheap. Find out before you come, as we had a hard time finding a company to cover it. It is getting to be like Florida here in that it is difficult to get coverage. We have no claims, so it should not have been difficult.

Hi otis987. Do you live in one of those communities that I mentioned. I wondered if mobile home insurance would be cheaper than a typical house....are we talking in the $1000 range or the $2 or #3000 range? Also I heard that flood insurance is going to skyrocket. Is flood insurance required in Murrells Inlet? Thanks for your help.

Thanks goldenage 1. That sounds pretty reasonable to me for Captains Cove. Would love to drive around in a golf cart. Wish they had a web page. Where did you find the street views?

No, We don't live in either of communities. We live right on Bypass 17, about three miles north of Captain's Cove. Wind and hail insurance is not as bad if you are west of the bypass, but it is still decently high (we pay $2,000/year for coverage). Flood insurance is only required if you live in a flood zone, which we don't. We still buy it though, and it's only about $200/year. Of course, it depends on how much coverage you buy. For the most part, flood insurance is dirt cheap and very worth it if you live in hurricane country.

Otis - Is that price just for wind and hail insurance or is it your total insurance bill? And do you have a house or a condo? I am looking at purchasing a second home in Myrtle Beach (originally planned to move permanently, but due to a change in family circumstances can't do that anytime in the near future) and am looking at condos and townhouses and wondering what the insurance cost would be if the HOA didn't cover insurance.

I would only advise you to review the laws regarding the use of golf carts. I don't have one nor do I plan on it at this point but when we were considering it I seem to recall that you could only use them within two miles of your residence. Also, there are specific locations you cannot drive them (i.e., Bypass 17, 17 business although you may cross those highways/streets.)

We built a new home just west of bypass 17 between Holmestown Road and Garden City Connector and our insurance, including wind/hail (we did not purchase flood insurance) is just under $1,300 per year on a $218,000 home.

Not to hijack, but... What's there to do in this area? Am looking to buy now to rent out as much as possible, but eventually (in retirement) live there in the off-season and still rent out in peak; a beach place.
