Is anyone familiar with the Pottery Landing development on Hwy 701 just outside Conway? It looks like a small development with just a couple streets. We like the location and what we can find on the houses, but it's gated and we would like a little more info before contacting a realtor. Any comments and feedback would be appreciated, particularly regarding HOA fees and flood zone status. Thank you!

Looks like HOA is $125/month but can't tell from the web site what this includes. Also, picked this up from a web site: Beautiful Riverfront community with half acre lots and a private Boat Landing on the Waccamaw River. the community is gated and has a clubhouse and pool. keep your Boat, trailer or storage building in your yard behind your privacy fence. Homes must be at least 2400 sq ft. The neighborhood is filled with gorgeous Homes. Pristine Landscaping gently welcomes you to this gated waterfront neighborhood. If you desire low country living just under 7 miles from Downtown attractions you should visit Pottery Landing. Through the wrought iron gates you will find grand homes with winding staircases, metal roofs, brick and hardy-plank siding, and a variety of architecturally pleasing designs. Located on the Waccamaw River, when you build or buy in this classic neighborhood you will have the privilege of using the community pool, boat ramp, and boat docking facilities. Become a True Carolinian on this stretch of the Black Water.
Houses listed seem to start at $300,000 and up. I did see some bank owned lots so I'd be a little careful to be certain that there is active building and an active developer in place. We had some friends build in a Conway neighborhood about the time of the market collapse and the developer went belly-up. Their community has had a tough time working with the bank to get another developer in place and has only recently seen new housing started albeit and a much lower price point than what they paid.
Does anyone know if the developments around the ICW have a problem with mosquitos or bugs? Also if you are east of the ICW does that potentially make the wind/hail insurance higher or cause you to have flood insurance? I can't make out that darned FEMA map!
Unlike the northeast where we moved from, the county here sprays for mosquitoes and we, generally, do no have a problem. We live about a half mile from the ICW and directly on a pond. You still don't want to be outside near dusk but it's not that bad the rest of the time.
As a general rule of thumb ( but not always the case), the ICW is the dividing line for the insurance rates. But, there are exceptions.
Thanks CT!! In terms of insurance, you mean that one should live past the ICW? I know about being east of 17, but not the ICW - thanks in advance.

Thank you very much for the information. I had found some of that, but much of your info was new. You're right, the bank owned lots are a red flag, and we have come across that in a number of areas. We will definitely look into that situation. Again, thanks for your help.
