My husband and I currently live in Maryland and are looking to move south in the next year or two. We are looking at 55 and over active adult communities in the $100K to $250K range in the Conway area. Lakeside Crossing and Carillion at Tuscany are two of the communities that we have found online so far and plan to visit them in early November. Is their anyone on this forum that could give us some insight into these communities or info on other 55 and over communities in the area. Thanks!

The downside of Lakeside Crossing is that you own the house but you lease the land that the house sits on. Therefore, the monthly HOA dues include not only the maintenance of the common areas and pool, etc. but also includes the taxes on the property as well as whatever profit the land owner wants to make on the lease of the land. The homes are modular although the do look very nice and sit on a concrete pad. On the plus side, the lake, pool, clubhouse, etc are beautiful.

Carillion at Tuscany is gated but in my drives through the neighborhood, the houses are closer together than most developments and are backed up close to each other (back yards). Built by a decent builder (DR Horton). Not sure of the HOA fees but I believe that they are around $100/month but don't beat me up if that's not an accurate number. Another downside is that they are behind a Food Lion (although they are screened well) and part of a community that is primarily townhomes...nothing wrong with townhomes...just that the houses seem almost like an afterthought.

You might want to expand your search for communities that don't advertise themselves as 55+ unless you particularly want an age restricted community. Many communities have primarily older residents but don't have the restrictions that 55+ communities have in place.

The only other 55+ community that I'm aware of is in Prince Creek and what little I've seen of it (admittedly very little), it seems overpriced for the size house that you get.

Have you looked at Cresswinds in Market Common? That development is selling like hot cakes. Not 55+ RESTRICTED , but geared toward that age ( your lawn is cut for you , etc).
