We are visiting SLo County from Bay Area looking for second home. It is very expensive from what I've seen unless you are looking for a manufactured home. We are over 60 = perhaps there are decent properties in active adult communities which are around $500K. Otherwise, I'll convince the better half to look at Palm Springs area or Floria.

Atascadero and Templeton are very nice and I prefer them over Paso. Paso is great if you're a tourist. It has cute shops and restaurants but you can easily go there anytime you want when you live here. Atascadero is the least expensive of the three but the market is on fire right now so houses are selling immediately for at or over asking price. This is because Covid has made remote working easier so we are getting an influx of people from southern and northern California. If you look at Atascadero, try to stay on the west side up in the hills rather than in town. Templeton is very popular with young families because of the school system. We saw some very nice properties in Nipomo and Arroyo Grande within our price range. There's a Trilogy community there with a lot of amenities. Also saw some very fine home models in Guadalupe (just across in Santa Barbara County) but it is a bit isolated. One town that looked rather old and threadbard was Grover Beach (kind of like Hayward in Bay Area on the ocean-)
