We stayed in Spanish Fort with family. Most of the houses have small yards, but we are still considering it if we can find the right home. Not being there is a bit limiting to be able to act quickly on a home purchase.

Sort of. Insurance really likes gold fortified roofs.

However, we made an offer on a house $15k over asking, with an acceleration clause to go higher, but the Seller's agent didn't respond or return calls or message to my agent. Next day he sent a text to my agent that the seller accepted another offer. Strange that the seller's agent owns an investment and construction company as well as being a real estate agent. Kind of suspicious.

That's too bad about the house. We're trying to relocate SOMEWHERE, which appears challenging with every considered option becoming too competitive. We've lightly considered Baldwin County (used to live in Dothan), but the insurance issue may be a factor-- and we would like a cooler climate. I am somewhat surprised that Alabama has a competitive housing market. Everything is so strange right now.

not really all that suspicious. They are basically just keeping things in house

Rules are different in every state, but in Alabama, all Real Estate Brokerages, Real Estate Investment Trusts, Real Estate Leasing firms, must have individual real estate licenses. This means the individual your working with gets to keep all their money instead of splitting it between like 8 people. But more importantly, you basically cant start a real estate business without first being a realtor in the state, cant get a brokerage until you have been a realtor for 2 years. thats also about the amount of time it takes for banks to be willing to give you the money for a REIT, and then a construction company. Steps on a ladder.

for Example,

in Baldwin County, 68 Ventures owns like 18 companies.

Bellator is the Brokerage

Truland is their Construction company

Terracore is their REIT

Most larger developments are like this where one company handles everything... well, atleast here.
