Hi - We are contemplating a relocation to MN...twin cities area. We are looking for a place less than 5 years old with a good sized yard (1/2 - 1 acre). Willing to be 30-45 minutes from the city and under $400K Any recommendations?

30-45 minutes under optimal conditions, or with rush-hour traffic? To which city - Minneapolis, St. Paul, or either?

Big difference between 1/2 acre and 1 acre - the former would be much more common and less expensive.

Not familiar with northern metro, but I would think you can get a 1+ acre lot in Shakopee, Inver Grove Heights, maybe Savage, Lakeville, Rosemount or Woodbury, and have a non-custom house built on it for 400k.

I think it gets trickier if you want to buy an existing house - most in this price range were built on quarter-acre (or so) lots at most; those with any land above that tend to command stiff premiums.

Thanks for your response...30-45 minutes under optimal conditions. I assume finding a newer home on a larger lot (within price range) will be difficult so just wanted to throw it out there to see if anyone had any leads. I will check into the areas you mentioned...thank you!

There will be lots of options to choose from, especially at the longer end of your desired commute. Best to focus on the amenities you want close by, which "corner" of the Cities you want to be in, school districts, etc.

And I am in the north metro. You can find some very nice properties in Andover and Blaine that would satisfy that criteria. Also the southern part of Oak Grove and also Ham Lake.

I would do a little research on schools, too, and let that help you decide which part of the metro area might be more suitable for your family.

It certainly can be found.

I've been seeing this on the way to work: 3 acres in Lexington (Circle Pines) less than 20 miles and 25 minutes to both downtowns. I'm surprised that it's been on the market for so long so it probably has some shortcomings, but they're out there.

We started out in your radius, but lots of places opened up once we expanded our range by about 10 miles.
