Ive been online looking around CL and Renters warehouse. They don't have very much available. Why is south Mpls so much more than NE Mpls or other areas of town. I used to live there about 15 yrs ago, now want to come back. Rentals seem to be a straight $1.25/sqft across the board regardless of what they look like. Was looking for a 2bd/2ba for $1,000 or less in Longfellow, Powderhorn,Minnehaha Haiwatha, etc. Does anyone have info on leasing agents or site besides the ones I just mentioned. Will be visiting in march .

Expensive compared to what. We paid $77,000 for our house. It was before the bubble, to be sure, but I don't think this part of the city is expensive compared to any other or the burbs. Of course, it could be that someone coming from an economically depressed area with high unemployment will see higher expenses because, face it, high prices only survive when there's money around. But I think if you would look up prices in places like Seattle, Hartford, San Francisco, San Jose, Los Angeles, and a few others, you'd see that this is a pretty moderate in terms of expenses.

What else would I compare it to since I never mentioned any of the cities you listed.

$1000/month for a 2b/2b is pretty standard across the metro if you want a safe area and a place that isn't a dump.

Prices have gone up dramatically in 15 years, so I'm sure you are experiencing sticker shock. You should be able to find a place in those locations in your budget eventually, although it will be easier if you were also open to 2-BRs with only one bath.

You may have better luck when it gets closer to your move date, as there will be a lot more on the market then (more people moving in the nice weather!), although often you can negotiate a better rental deal during the dead of winter. There just aren't that many people moving right now, so you'll start to see a lot more listings in the spring.

Probably because a lot of landlords won't let people move out in the winter.

My costs didn't change much in going from NE where I lived for 11 years to S. Minneapolis. But, then, I wasn't competing with all those people trying to cut their commute times down. I got in when the world was still suburb-oriented. It is all in the timing.

Check out the ads on Craigslist - you will eventually get a short list of property management companies. This is especially helpful in the area you are looking because of duplexes, condos and small homes.
