If they build this right with dining, shows and entertainment then it will def put a solid dent in AC and Connecticut casinos. But my guess is they will mess this up one way or another.

It's Nassau County and the Town of Hempstead, so of course they'll turn this into a boondoggle. They'll probably end up chasing this company away through some ridiculous new tax on importing $500 chips that aren't from their preferred vendor or some new zoning regulation that leaves them 3 parking spots shy of approvals for the development.
NYS wet dream - finally got their gambling den. Oh wait - RESORT! Now we can build high density housing to house the "migrants" that will be working the drug sales and running cash for the loan sharks.
Don't they also want to expand Aqueduct to a full casino?

If there is any bigger of a dent in the AC casinos at this point, they will all just close up shop. Their casino business is way down since the so called glory days.
This is for the Queens, Brooklyn and Bronx invasion. We pay ridiculously high property taxes to provide their entertainment. They use Eisenhower Park for free. That has already pushed out Nassau residents who can't deal with the parking, traffic and filth they leave behind at free events. Now we want to draw even more outsiders in. The more that come and find their way into the nearby shopping locations and residential streets, the more assaults and robberies will follow. Loan sharks and everything they bring with them will move in. It won't be long before pot dispensaries settle in and smart parents will pull their kids out of Hofstra and NCC. Instead of museum row - it will become skid row. The NJ blight progression will be no different here.
We have seen development in that area before with the development of Roosevelt Raceway and Mitchel Field, there has also been a surge of housing development over the last decade along Stewart Ave and to the North of Roosevelt Field, none of this has translated into any meaningful tax reduction. Besides there is a large downside with traffic and other services in addition to the casino and hotels increasing density. This was the same issue with the lighthouse.
Just a bad fit with 2 college campuses, Roosvelt Field and on the border of residential communities.
We should have a different vision for that property bringing in some technology companies, biotech.
Out of curiosity -- has Sands looked for tax incentives? Biotech would be ideal, but what biotech firm wants to gamble on paying taxes out the wazoo in NYS?
The problem was that Wang did not grease the right palms. Sands did.
The problem with the Lighthouse project was the same as this, increase in density, traffic, hotels. If he just wanted a new arena, fine but he wanted control of the entire 70 acres. This is actually worse because the heart of the project is a casino. This is moving far too fast, there needs to be impact studies before any agreement is reached. Details of the impact and agreement are the enemy, they want to rush this through.
A cassino in the sente of Nassau between two colleges, I think we can dismiss the objectivity of the so-called planning commission which unanimously approved this project.
Reminds me of the Roosevelt Raceway corruption which cost the county a billion dollars. This is a huge mistake and will change the center of the county forever, it's a mistake to approve this project.
Atlantic City here we come in a residential area.
