Have been struggling with picking an area of Nassau county to move to, so wanted to start from scratch and get some suggestions.
Must haves:
516
$1-1.2m budget
4 bedrooms
Excellent schools
Would prefer a town with some “prestige factor”
No south shore towns, fine with lower, mid or north
Prefer:
Moderate sized property (1/4-1/2 acre)
Reasonable commute to NYC
Nearness to highway/shopping
Older homes with charm
Charming community center
Don’t care about:
“Newness” of house or need for renovation - we will eventually be doing
Nearness to beach or body of water
Size of town - large or small doesn’t matter
Hope you guys can offer some suggestions! We are coming from floral park which is a fantastic community but with only very small homes, and schools are moderate.
Garden City checks all the boxes on your "must have" list. The school district is highly regarded. "Prestige" is very subjective, but many would include Garden City in that category. And the last time I checked, there are quite a few four bedroom homes for sale in the price range mentioned.
For your price range, however, it's going to be difficult finding a property that's larger than 80 x 100. Many houses are on 60 x 100 lots, which seems adequate for most families, with a small useful back yard.
All in all, Garden City meets all the other preferences mentioned. Many homes are older and charming. Just don't be shocked by the property taxes. Including Village taxes, expect to pay about 20G/year or more.

Thanks! Yes we love GC it seems at the upper end of our budget. Curious more about North Shore towns, or towns in eastern Nassau that we don’t have a great feel for.
Other than the commute, East Williston also fits most of the parameters. BTW. I commuted on the Oyster Bay line for years and it is much improved.
I think we can afford both, but maybe one 1-2 houses on the market at a time that fit the bill. Looking to explore other towns that may offer similar options.
Stay out of Garden City. It's a stone throw from the animals in Hempstead and Uniondale.
If I were you, I'd be looking at parts of Great Neck near the water, maybe Kings Point even. But I love Manhasset Hills. Just spectacular. Flower Hill and East Hills are also great areas north of the LIE and Northern Parkways.

These are great ideas!
