When traffic is bad, people have been known to cut through (via Arlington) to get to Old Country Rd when traffic is bad; I've done it myself. To some buyers it won't matter about having a large piece of property (full acre vs. .14)

Northport/E. Northport, Elwood and Commack are all within your price range and schools are perceived to have much higher reputations.
Half Hollow Hills and Harborfields are even better, but finding something good in your price range would be a bit more difficult.

check out 11 Lansing Ln E Northport

yes, the taxes are very high. point is you can have all that within the OP's price range in a safe, gorgeous neighborhood, less than 5 miles away from where the OP is looking in a much better school district

Alpine is SH. that area is 11746, that zip code also covers Dix Hills mostly HHH and small portions of Commack schools. In your price range I would say 95% of the homes in that zip will be SH with a few Huntington and pinch of HHH and Commack.

The triangle is 11747 Melville all the triangle homes go to SH. Once you cross over old country rd and head South it's still 11747 Melville and turns to HHH. On OCR once heading East. All homes on the south side are HHH and the North side are SH.

CJim3 is correct, You can afford any SD in Town of Huntington except for Harborfields, HHH and CSH. It is possible to find something in HF and HHH but it will be a challenge. not in CSH. HHH has lower taxes so that can offset things sometimes. The areas you are looking in SH are very nice and a great value. Some people question the SD.

Thanks for the helpful info. We are kind of torn on the SH district, people seem to not look highly upon it. We actually don't have kids yet....planning on so in a year or two so it's not an immediate worry. But also, we realize property values are tied into the school district.

We are seeing that as we continue to look that HHH and Harborfields are a challenge in our price range. Considering E.Northport and Commack as well.

I suggest you consider talking to the Superintendents of the school districts you're interested in. Most will be more than happy to talk to residents and prospective residents and offer tours of the school(s). If you need more specific information, I'll gladly provide it - I have had the opportunity to talk to several of them.
Best to decide for yourself, don't you think?

As far as the So. Huntington SD is concerned, you might want to look into their "Vision 2020" proposal, which will be voted on this October. One of my daughters lives in that district and was impressed with the proposal. I was amazed what's on the agenda for the SD.

Cha-Ching!

A guardhouse at the high school entrance wouldn't exactly entice me to the district, although I understand why they feel there's a need.

That area is fine. The whole area south of Jericho around Pigeon Hill Road and Beverly is good.
